We started drawing pool plans because we got tired of watching builders open plan sets that made no sense in the field. Beautiful renderings that ignored equipment access. Layouts that violated setbacks every village inspector in Miami-Dade knows by heart. Drawings that looked good in a presentation but fell apart the moment someone had to dig.

The gap was obvious: most pool design comes from people who have never built a pool. They do not know what happens when you hit coral ledge eighteen inches down, or how rainy season pushes schedules into fall, or why a plan that clears in Pinecrest gets rejected in Coral Gables. They draw what looks good, not what works.

So we decided to flip it. Every plan we draw comes from builders who have spent years on South Florida job sites. We know the seasonal constraints, the soil conditions, the quirks of local permit offices. We know what a plumber needs to see and what an inspector will flag before you even submit. That is the difference: our plans account for construction reality, not design theory.

A Florida-licensed engineer seals every set, and the plans are yours to take wherever you want. We do not build pools. We do not tie you to a contractor. We just make sure the drawings work the way they should when someone actually has to build the thing.

Your Plans, Your Builder

We serve homeowners planning their own pool and builders and architects who need design and engineering support on someone else’s project. The process is the same four straightforward steps regardless: tell us about the site, we draw the layout, sealed plans delivered, build it with the builder you choose. That independence is the selling point. Other design services lock you into their preferred contractor or bury revision costs in fine print. We do not. Your plans are yours, signed and sealed by a Florida-licensed engineer, and you can take them to any builder you want to bid against each other or hire someone you already trust. Most plan sets are ready in a couple of weeks, with expedited service available when the permit window will not wait. If Coral Gables or Kendall request revisions during plan review, we handle those. That is included, not an extra. You are not guessing what happens when the village asks for changes. You own the plans outright, and you control cost and timeline because you are not tied to one builder’s schedule or pricing.
